This Privacy Policy explains how Chelsea Reeder, Mortgage Loan Originator (NMLS #2741400), with Community Mortgage Solutions LLC (NMLS #2629349) ("we," "us," or "our"), collects, uses, shares, and protects your information when you visit our web pages, register for a webinar, take our homebuyer readiness quiz, fill out one of our forms, or communicate with us by phone, text, or email. By using these pages or submitting a form, you agree to this Privacy Policy.

We are licensed to originate mortgage loans in North Carolina and South Carolina only.

1. Information We Collect

Information you give us

Name and contact information, such as your first and last name, email address, mobile phone number, and city, state, or ZIP code.
Form and quiz answers, such as your homebuying timeline, price range, estimated credit range, income or savings ranges, military or veteran status (for example, for our VA loan webinar), and any comments or questions you send us.
Consent records, such as whether you agreed to receive calls, text messages, or emails, the date and time you agreed, the web page and form you used, the wording you agreed to, your IP address at the time, and any later opt-out (for example, replying STOP).
Communications, such as messages, emails, call notes, and webinar attendance or questions.

Information collected automatically

Cookies and similar technologies that help our pages work, remember your form progress, and measure page visits.
Analytics and device data, such as your IP address, browser type, device type, pages viewed, links clicked, the website that referred you, and general location based on IP address.
Advertising data. If you arrive from an online ad, the ad platform may use pixels or cookies to tell us an ad led to a form submission.

We do not ask for your Social Security number, bank account numbers, or other sensitive financial details through our marketing forms, webinar registration, or quiz. Please do not submit that kind of information through these forms. That information is collected only through a secure mortgage application if you choose to apply.

2. How We Use Your Information

To respond to your questions and requests and follow up on your quiz results.
To register you for webinars and send confirmations, reminders, and replay links.
To send you calls, text messages, and emails you agreed to receive, including appointment reminders, educational content, and information about mortgage products.
To schedule consultations and, if you choose, help you start a mortgage application.
To keep records of your consent and opt-out choices and honor them.
To run, secure, and improve our web pages, forms, and communications, and to measure how well our marketing works.
To comply with laws and regulations, respond to lawful requests, and protect our rights and the rights of others.

3. How We Share Your Information

We do not sell your personal information. We share information only as described below:

Service providers. We use trusted companies to help run our business, such as our customer relationship management (CRM) and marketing platform (GoHighLevel), email delivery, scheduling, webinar hosting, website hosting, and analytics providers. They may use your information only to provide services to us.
Mobile carriers and messaging providers. Your phone number and message content pass through wireless carriers and text-messaging providers so that messages you agreed to receive can be delivered.
The licensed lender or brokerage, only when you apply. If you choose to apply for a mortgage, we share your information with Community Mortgage Solutions LLC and, as needed, the lender(s) and service providers involved in processing your loan (for example, credit reporting agencies, appraisers, title companies, and closing agents). We do not share your information with a lender for that purpose unless you apply.
Legal and safety reasons. We may share information when required by law, regulation, subpoena, or court order; with regulators and examiners; or to prevent fraud or protect anyone's rights or safety.
Business changes. If our business is merged, sold, or reorganized, information may be transferred as part of that transaction, subject to this Privacy Policy.

Text messaging (SMS) privacy: No mobile information will be shared with third parties/affiliates for marketing/promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties.

All of the sharing categories above exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

4. Mortgage Applicants (Gramm-Leach-Bliley Act)

If you apply for a mortgage loan, the nonpublic personal information you provide as part of your application (such as income, assets, Social Security number, and credit information) is protected under the federal Gramm-Leach-Bliley Act (GLBA) and its privacy rules. You will receive a separate GLBA Privacy Notice from Community Mortgage Solutions LLC and/or your lender explaining how that information is collected, shared, and protected, and any choices you have. If that notice and this Privacy Policy differ, the GLBA Privacy Notice controls for your application information.

5. Cookies, Analytics, and Your Choices

You can set your browser to block or delete cookies; some parts of our pages, such as forms, may not work properly if you do. You can learn about opting out of interest-based advertising at optout.aboutads.info and optout.networkadvertising.org. Our pages do not currently respond to "Do Not Track" browser signals.

6. How We Protect Your Information

We use reasonable administrative, technical, and physical safeguards to protect your information, such as encrypted (HTTPS) connections, password-protected and access-limited systems, and working only with service providers that are expected to protect your data. No method of sending or storing data is 100% secure, so we cannot guarantee absolute security.

7. How Long We Keep Your Information

We keep your information only as long as needed for the purposes in this policy, unless a longer period is required or allowed by law. For example, we keep consent and opt-out records for as long as needed to prove consent and honor your choices, and mortgage application records for the periods required by federal and state law. When information is no longer needed, we delete it or make it anonymous.

8. Your Choices and Requests

Text messages: Reply STOP to any text to stop receiving texts. Reply HELP for help.
Emails: Click the "unsubscribe" link at the bottom of any marketing email.
Calls: Tell us during any call, or contact us, and we will add you to our internal do-not-call list.
Access, correction, or deletion: You may ask to see, correct, or delete the personal information we hold about you by contacting us using the information below. We may need to verify your identity first. Some information may need to be kept to meet legal or regulatory requirements (for example, records of your opt-out or loan application records).

We will respond to requests within a reasonable time, generally within 30 days.

9. Children's Privacy

Our pages and services are meant for adults who are at least 18 years old. We do not knowingly collect personal information from children under 13 (or from anyone under 18 for marketing purposes). If you believe a child has given us information, please contact us and we will delete it.

10. Links to Other Websites

Our pages may link to other websites, such as NMLS Consumer Access, webinar platforms, or a lender's application portal. We are not responsible for those websites' privacy practices, so please review their privacy policies.

11. Changes to This Policy

We may update this Privacy Policy from time to time. We will post the updated version on this page with a new effective date. Changes apply from the date posted.
